Terms and Conditions

1. Unless there are other arrangements, check in time is after 4PM Saturday and check out will be before 11AM following Saturday

2. We ask you not to smoke in the building. If you must, kindly smoke outside.

3. Pets are not permitted unless prior approval is given. 

4. If you are a student and under the age of 25, you must provide two rental references prior to booking

5. A reservation deposit of 25% is required to secure your vacation dates. The deposit applies to rental fee and must be received prior to booking the reservation.

6. The balance or remaining 75% of the rental fee is due 60 days prior to arrival. 

7. A damage deposit of 100 dollars is required prior to arrival and shall be included with payment in item 6 above. Any damage above normal ware and tear will be subject to deductions from damage deposit. Any loss of dish or cooking ware, loss of bed sheets, blankets or pillows, or any loss of house furnishing shall be deducted from the damage deposit. Any repairs resulting from neglect will also be deducted. The full or remaining damage deposit after deduction of losses shall be mailed to you within 30 days of last day of stay.

8. All payments listed in 5, 6, and 7 above shall be made in the form of traveler's checks, bank money orders, cashiers checks, or personal checks payable to Linda L. Rice at the address listed on the letter head of this agreement.

10. CANCELLATIONS – A sixty (60) day notice is required for a cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty and will be refunded. With less than 60 days notice we can apply your deposit to a future stay.

11. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

12. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed.

13. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.

14. Daily maid service is not included in the rental rate. While linens and bath towels are included, we suggest you bring beach towels.

15. RATE CHANGES – Rates are subject to change without notice, but will not affect any bookings that are secured with a deposit. 

16. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

17. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
